Why this evaluation matters

Why visual observation alone cannot detect airborne spores

During a standard non-invasive inspection, an inspector can only report visible mold-like substances on readily accessible surfaces—we are not permitted to peel back baseboards, lift carpet pads, or cut into finished drywall where prior water damage may have been painted over or bleached. Furthermore, microscopic airborne mold spores circulating through a home's HVAC system are completely invisible to the naked eye.
