Inspection agreement

Every inspection is performed under a written pre-inspection agreement, which you review and sign during online booking. The sample above shows the current terms.

Scope of inspection

Inspections are visual, non-invasive and limited to readily accessible areas at the time of the visit, as defined by the applicable standard of practice.

Inspection Scope, Limitations & Partner Disclosures

All residential inspections are strictly visual, non-invasive evaluations of readily accessible systems and components performed in accordance with the Illinois Home Inspector License Act and Standards of Practice (68 Ill. Adm. Code 1410.200), and Commercial Property Condition Assessments are performed within the baseline scope of ASTM E2018-24. An inspection is not a warranty, insurance policy, or guarantee against concealed, latent, or future defects, nor does it include destructive testing, assessment of underground septic/undocumented well systems, or municipal building code enforcement. To ensure the highest level of evaluation, specialized subsurface and regulated environmental tests (such as sewer camera scopes, radon testing, and WDI/termite inspections) may be performed in coordination with licensed/specialized partner technicians and accredited laboratories.

Reports

Reports are prepared for the client named in the agreement and may not be relied on by third parties without written consent.
