Important note on inspection scope & non-invasive limitations

In accordance with the Illinois Home Inspector License Act and Standards of Practice, all inspections performed by Caliber Property Inspection LLC are strictly visual, non-invasive evaluations of readily accessible systems and components as they exist at the time of the inspection. Inspectors are not permitted to dismantle equipment, move personal property or furniture, lift carpeting, open walls or ceilings, excavate soil, or perform destructive testing. Concealed, latent, or intermittent defects that are not visibly accessible at the time of inspection cannot be observed or guaranteed.

Specialized diagnostic services (such as Thermal Imaging, Indoor Air Quality sampling, Radon monitoring, and Sewer Scopes) provide supplemental non-invasive data to help identify potential risk indicators beyond standard visual observation.

How long does a PCA take?

Most properties under 100,000 square feet are walked in a single day. We confirm the report delivery date when you book, based on property size and document availability.

Do you follow ASTM E2018?

Yes. Our baseline scope follows ASTM E2018-24, and we can expand it to meet lender-specific or investor-specific requirements.

Can you work to our lender's format?
