Overview

Temperature patterns the eye can't see.

A thermal camera shows surface temperature differences across accessible ceilings, walls, floors and electrical panels. Wet materials, missing insulation and overloaded circuits can show up as patterns the eye cannot see.

Every thermal image is paired with a standard photo of the same area, so findings are easy to locate and explain.

Why this evaluation matters

Non-invasive surface temperature diagnostics (what it does—and doesn't—do)

Because a property inspection is strictly non-invasive—meaning we cannot cut holes in a seller's drywall, pull down ceilings, or dismantle mechanical equipment—we utilize professional Infrared Thermal Imaging as a non-destructive diagnostic tool.

Important scope clarification

Thermal imaging cameras do not see through walls and do not provide “X-ray vision.” Instead, infrared thermography measures subtle surface temperature differentials across readily accessible ceilings, walls, floors, and electrical panels at the exact time of the inspection.

Suspected Moisture Anomalies: Evaporating moisture cools surface materials; when the thermal camera spots an abnormal cool pattern on an accessible ceiling or wall, we follow up with a non-invasive moisture meter to verify whether active moisture is present at that surface.

Electrical Hot Spots: Loose breaker connections or overloaded circuits generate excess heat; thermal scans of an open electrical panel help reveal abnormal heat signatures before they cause component failure.

Insulation & Thermal Bridging: Highlights observable surface temperature gaps around windows, attic hatches, and exterior walls when an adequate indoor-outdoor temperature differential exists.

No. It reads surface temperatures. Moisture and missing insulation change those temperatures, which is how we flag them for follow-up.

When does thermal imaging work best?
