4-Point Insurance Inspection & Roof Certification

The documentation insurers ask for on older properties: a focused review of the roof, electrical, plumbing and heating and cooling systems, with photos and an estimate of the roof’s remaining life, delivered within 24 hours.

Overview

The four systems insurers ask about.

Many insurance carriers ask for a 4-point inspection before they write or renew a policy on an older home or building. It focuses on the four systems behind most claims: the roof, electrical, plumbing, and heating and cooling.

A roof certification adds a closer look at the roof covering: its approximate age, its condition and its estimated remaining useful life, documented with photos your agent can submit.

Questions

Frequently asked.

Something else? Send us a question.

Who needs a 4-point inspection?

Insurance carriers commonly ask for one on older homes and buildings before writing or renewing a policy. Your agent can confirm whether your carrier requires it.

Is it the same as a full inspection?

No. It is limited to the roof, electrical, plumbing, and heating and cooling systems. For a purchase, we recommend a full pre-purchase or commercial inspection.

How long is a roof certification valid?

Each carrier sets its own requirements, so check with your agent before you schedule.
